How long does it take to process a TR1 form?
The basics
If you've completed a TR1 (transfer deed) and submitted your application to HM Land Registry using an AP1 form, it can feel like the end of the process — but in practice there is often a significant wait before the application is dealt with.
At present, HM Land Registry has a substantial backlog. In many cases, it can take between 3 and 12 months for an application to be considered, depending on the type of transaction being registered.
While this delay can be frustrating, your application is protected by its place in the queue. Later applications cannot overtake yours unless your application is rejected or cancelled. If there is an issue, HM Land Registry will usually raise one or more requisitions giving you an opportunity to correct it.
Urgent applications and expedition
If you urgently need your Land Registry application to be processed, it may be possible to ask HM Land Registry to expedite (fast-track) it.
An expedition request must be made in writing, quoting the Land Registry reference number shown on the receipt email for your AP1 application.
HM Land Registry will only agree to expedite an application if you can provide evidence that the delay:
- is causing legal, financial, or personal difficulties; or
- is delaying a remortgage, sale, or other related land transaction
You must supply documentary evidence supporting your circumstances. This might include a memorandum of sale from an estate agent, a mortgage offer, or other evidence showing hardship or transactional delay.
If the request is accepted, HM Land Registry will usually begin processing the application within 10 working days, although final completion may still take longer.
Clive can help you assess whether expedition is appropriate and guide you through making the request.
What affects timescales?
1) Whether it's a “straightforward” application
Applications are usually processed more quickly where:
- it is a TR1 (transfer of whole) — a TP1 (transfer of part) often takes significantly longer
- the title is already registered
- there are no complex restrictions or notices on the title
- names and details are consistent across all documents
- the transfer has been correctly executed
Clive has been built to help you get this right the first time.
2) Whether requisitions are raised
A requisition pauses the application until HM Land Registry receives a satisfactory reply. Common causes include:
- an incorrect or missing fee
- missing pages, missing attachments, or unclear scans
- names on the TR1 not matching the registered proprietors exactly
- execution errors (signing or witnessing problems)
- failure to comply with title restrictions (for example, missing certificates or consents)
Avoiding requisitions is one of the most important factors in reducing delays.
3) Restrictions and third-party consents
Restrictions on the title often require additional evidence, such as certificates or consents. Even where the transfer itself is simple, these can significantly increase processing time.
Clive helps you identify restrictions early and deal with them correctly before submission.
4) Missing or incorrect AP1 details
Common issues include:
- incorrect title numbers or property descriptions
- applicant details not matching the TR1
- the wrong application type being selected (transfer, charge, discharge, etc.)
Clive provides structured guidance to help ensure your AP1 is completed correctly.
5) Incorrect fees
- The correct HM Land Registry fee must be paid for the application type and value band
- Underpayment almost always results in a requisition
Clive can tell you the correct fee and how it should be paid.
6) ID evidence not supplied (or supplied incorrectly)
Some applications require identity evidence (ID1 / ID5) depending on who is lodging the application and the circumstances. If ID evidence is required and missing or incorrect, the application will be delayed.
Clive can guide you through the ID check process in the simplest and most cost-effective way. We use www.id5.co.uk — the UK's leading provider of HM Land Registry-compliant ID checks, available online from £69, including evening and weekend appointments.
